The $250 million tower would replace Peoria Packing Butcher Shop and bring 539 apartments to the booming neighborhood.
WEST LOOP — A 46-story apartment tower could be the next skyscraper added to the West Loop's growing skyline.
The 530-foot-tall apartment building, proposed by Loukas Development, would replace a two-story commercial building at 1300 W. Lake St. The development team unveiled their plans at a community meeting Tuesday night.
The site is currently home to Peoria Packing Butcher Shop, which is moving, developers said. The butcher shop was founded in 1993.
The proposed $250 million tower would include 539 apartments.
The number of affordable units has not yet been determined but according to the city's Affordable Rental Ordinance, at least 20 percent of the overall units must be affordable. That means at least 108 affordable units should be provided as part of the new development.
Loukas Development plans to include parking for 307 cars and 593 bikes. Two green roofs will be located on the sixth floor, with a pool and additional terrace space on the fifth floor. A 600-square-foot dog run is included in the ground-floor plans.
In the lobby area, developers plan on welcoming one large commercial tenant, potentially a restaurant or cafe with an outdoor patio. They would not say whether a tenant was already lined up.
Most residents attending the virtual meeting didn't have any complaints, but some expressed concern that the dog run was too small for the size of the building. Developers said Tuesday they would take the feedback into consideration when moving into the next phase of development.
The apartment complex would be one of 11 buildings proposed, approved or under construction in the area between Randolph Street and West Carroll Avenue. Directly next to 1300 W. Lake St. is 1338 W Lake St., a 319-foot mixed-used apartment building proposed in January.
